What Should I Do If My Roof Leaks During a Monsoon?

What to Do If Your Roof Leaks During a Monsoon

If your roof leaks during a monsoon, the first job is to protect what is under the leak, not to fix the roof. Move furniture, catch the water, relieve any ceiling bulge before it lets go, and stay off the roof until the storm passes. Then call a roofer for a temporary dry-in and a real repair once things are dry. Here is how we walk Sun City homeowners through it, in the order that matters.

The First Hour: What To Do Inside

Monsoon leaks usually show up fast, as a drip, a spreading stain, or a bulge in the drywall. Do these in order:

  • Move furniture, rugs and electronics out from under the leak and put a bucket or trash can down.
  • If the ceiling is bulging with water, poke a small hole in the low point with a screwdriver and let it drain into the bucket. A controlled drip beats a collapsed ceiling.
  • If water is near a light fixture or ceiling fan, turn off that circuit at the breaker before you touch anything.
  • Take photos and a short video of the leak, the ceiling and the weather. Your insurance adjuster will want them.
  • Note where the drip is relative to walls and vents. Water travels along rafters, so the roof problem may be several feet uphill from where it lands.

What Not To Do When a Roof Leaks During a Monsoon

Do not get on the roof in the rain. Wet tile is like ice, lightning is a real risk, and a fall costs a lot more than any leak. Do not spray a can of foam or smear roofing tar on a wet surface; it will not stick, and we will have to scrape it off to do the repair right. And do not assume the leak is fixed because the drip stopped when the rain stopped. It will be back with the next cell.

After the Storm: Temporary Dry-In, Then Repair

Once it is safe, we do two things in two visits. First is the emergency dry-in: a tarp or plastic sheeting secured over the suspect area, or slipped tiles reset, so the next storm does not do more damage. Our emergency roofing service covers Sun City, Sun City West and the West Valley, and the goal is to stop the water within hours, not to finish the job.

The real roof repair waits until the deck and underlayment are dry. On a tile roof that usually means lifting tiles in the leak zone, replacing torn or brittle underlayment, resealing flashing at vents and walls, and resetting the tiles. On a shingle roof it means replacing lifted shingles and the felt beneath. On a flat roof it is usually a seam or a drain, and we recoat or patch once the surface is dry.

A Sun City West Leak We Traced Back Forty Feet

A retired couple in Sun City West called us at seven in the morning after a night storm. Water had come through a hallway ceiling, and the drip was right below a bathroom vent, so they assumed the vent was the problem. When we got up there, the vent flashing was fine. Forty feet uphill, at the roof-to-wall transition by the garage, the wind had lifted a row of tiles and the underlayment beneath was cracked from years of sun. Water ran under the tiles, along the rafter, and dropped at the first place it found a nail hole.

We tarped it that morning, came back two days later when it was dry, replaced the underlayment and flashing on that section, and reset the tiles. The hallway ceiling got patched and painted. That roof was otherwise in decent shape, so a section repair was the right call. We stand behind the work.

The Honest Counterpoint: When a Leak Means More Than a Repair

Sometimes the leak is the roof telling you something bigger. If the underlayment is brittle across the whole roof, if there are leaks in more than one area, or if this is the third repair in a few years, patching one spot is throwing good money after bad. On older tile roofs in Sun City the tiles often outlast the paper underneath by decades, and at some point the honest recommendation is a lift-and-relay or a replacement. Our post on whether you need a new roof covers how we make that call, and we will tell you which side of the line you are on.

Frequently Asked Questions

Will homeowners insurance cover a monsoon roof leak?

Storm damage from wind or hail is commonly covered; damage from long-term wear often is not. Photos, video and a roofer's written findings help your claim either way.

Can you repair a roof while it is still raining?

No, and you should be wary of anyone who says they can. We can tarp between cells to stop the water, but permanent repairs need a dry surface to seal.

Why does my roof only leak during monsoons?

Monsoon rain comes sideways on high wind and in large volume. Wind drives water under tiles and past flashing in ways a gentle winter rain never will, exposing worn underlayment that stays hidden the rest of the year.
